I am getting a flat of actual carpet area of 186.75 which is 1 room kitchen(kitchen for name sake), 4 floors tower with lift and parking for two wheelers only * 26 lacs all inclusive at mira road. Distance from station is 2.8 kms exact, 2 mins drive from mira Bhayandar road.
Similarly I m also getting 263 actual carpet area 1bhk flat (bedroom & kitchen for name sake) in 14 floors tower, with stilt or podium parking (stilt parking extra charges 1.5 lacs) * 26 lacs * Naigaon. Distance from Naigaon station is 2kms exact.
Both the builders are reputed builders delivered there past projects with occupancy certificate. Existence of both the builders are more than 20 years.
Mira road is having connectivity with Mumbai kind of stone throw away thru western express highway. Metro project soon going to come at mira road. Mira road is well connected to thane as well as navi mumbai also with roads. Naigaon is now getting developed by mmrda by joining Naigaon east and west by highway also Naigaon west soon going to be connected to Bhayandar west thru bridge by mmrda. Thru Naigaon one can soon connect to mira Bhayandar highway.
Also thru nh8 & western express highway one can cum to mumbai within 30 mins. So both the places are having good value.From Naigaon one can easily reach diva or thane thru juchandra station. But no means of transport to thane or Navi Mumbai thru public means. Even electricity, water supply and load shedding are famous in palghar district. But such problems are not faced in mira road.
Now i m totally confused….which project to go for…..
Both the projects will be delivered in the month of may-june 2017.
Can any one suggest…..by looking at above points….which area I shud go for…..which area will be having appreciation value faster and in terms of both money as well as public volume. Since both the projects are so nice n cheap.
